This is essentially a team approach to the Construction Process. The concept joins the Owner along with the Designer and/or Engineer(s), and Priority Projects Limited in a team concerned with the common objective of providing the Owner with the desired project within the shortest possible time consistent with budget limitations.
In this way all the knowledge, skills and experience possessed by Priority Projects Limited are used to full advantage during the design phase of the project. The Designer/Architect and Engineering firms, once selected, together with the Owner, form the Construction Management Team with each member of the team having precedence and exercising leadership in their own field of operations. The Designer and/or Engineer(s) have prime responsibility for the concept, functional use of space, aesthetics, quality of design and production of drawings and specifications. The Management Contractor’s role during the design state is to advise the Designer and/or Engineer(s) on alternative methods of construction and material that would satisfy the Owner’s needs and offer an approach that is more economical and efficient to construct; with an eye to future serviceability. From our vast knowledge of current building costs, we are in a position to provide accurate budget figures in the various stages of design and thus exercise overall budget control. Additionally we can provide information and guidance on Government approvals, safety requirements and insurance, and realistic time schedules for the construction phase. Priority Projects Limiteds’ knowledge of the industry assists in the recommendation of the Trade Contractors best qualified and available for a particular project.
Because Priority Projects Limited is part of the team, we are place in a position to act in the best interest of the Owner. Our fee is established at the outset for the responsibilities and services as outlined in the Agreement. The advantages of competitive bidding are maintained since all the portions of the work are tendered on the regular lump sum basis to specialty trade contractors.
During the construction phase, the Management Contractor’s role differs very little from the normal role of General Contractor. He provides on-site organization and supervision over all phases of the project, up-dates schedules, checks shop drawings and change orders, provides cost statements and progress billings.
Priority Projects Limited has completed projects from general tenders over the years and we are proud to say a number of those projects went so successfully those clients have hired us again in the future as Construction Managers. Typical general contracting projects are based on lump sum for the scope of work explicitly indicated in the project documents.
Priority Projects Limited has helped many of our clients maintain there space over the years including very basic repairs, preventative maintenance and assisting clients with base building repair or even insurance repair management
